All of the 100 homeruns, 6 steals in a game, etc. can be done against a friend.

I let my friend score 15 runs on me online but the achievement didn't unlock. It might be certain achievements that you can't unlock by playing your friend.

i think they have to be ranked if anything...i got one of the secret ones (steal home) in a ranked match with a stranger and it unlocked...
